How we work

when we inspect your house

A Property Inspection is a non invasive, visual inspection of a building, carried out by a fully qualified professional, trained and experienced in evaluating buildings and their components. To discover hidden issues we use structural humidity sensor to detect humidity in the walls, endoscope, electricity tester, thermal imaging, wall scanners, spectrum analyser more. If there is an issue, we will find it, and then we investigate how it appeared.

The inspection is designed to provide you with all the information you need to make an informed decision about your potential purchase. You will be able to walk away from the inspection with a clear knowledge of what major issues (if any) are involved with your property, and which items will need maintenance in the short and longer term.

It is important to bear in mind that since an inspection is visual and non-invasive, no part of any building will be tampered with or dismantled – obviously this includes NOT removing drywall, digging up the garden or drilling holes in the roof.

The building will be in identical condition after the inspection. Indeed, if an Inspector does any damage to any building or contents, he would be liable for the cost of repair or replacement.

A typical Property Inspection can be separated into three areas

Visual Inspection – Seller or realtor will meet your Inspector at the property at an agreed time to take part in the evaluation. The inspection will last about three hours for a typical family home, depending upon size and condition.
Inspection Report – In addition we guarantee to provide a written report to the client within 48 hours of the inspection. The inspection report is submitted in a simple, clear and understandable format. Information on any problems found is given to both buyer and seller, sometimes also with drawings where there may be need for further discussion between parties. We also take photos on site, which will be included in the report..
Post-Inspection Resource – The Inspector will be available to you after delivery of the report, to clarify any issues arising from the report, or to answer any questions you may have about any aspect of the inspection process. When do you call in the Property Inspector?

Before you sign an offer to purchase, or before you put your property on the market!

A Property Inspector is often called in after the contract or purchase agreement has been signed, however, the buyer must then be sure that there is an inspection clause in the contract, making the purchase obligation contingent upon the findings of a professional property inspection.

This clause should specify the terms to which both the buyer and seller are obligated and such a clause could be quite tricky if either party does not agree on the findings of the inspection. It is advisable to consult an attorney to draft such a clause.

What if the report reveals problems?

No house is perfect. If the inspector finds problems, it doesn't necessarily mean you shouldn't buy or sell the house, only that you will know in advance what to expect. A seller may be flexible with the purchase price or contract terms because of the defect (which should be documented in detail in the offer to purchase) if major problems are found.

How is the process of getting an inspection performed?

1:After you fill in the "Get a quote" form, you will automatically receive mail with information about what we do and what we need to give you a quote.
2: When you have submitted the necessary information, we will present you with a quote within 1 working hour.
3: After you accept the quote, we arrange a day and time for the inspection, which take from 2-4 hours. If there are several auxiliary buildings it might take longer.
4: Within 2 workdays you will have your finished report, and access to technical support.

What should you ask a home inspector to choose the right one?

Be sure to ask for recommendations from your realtor or mortgage lender, maybe even ask a few of your friends or family members. Home inspections are important, so always, always, be sure to interview the inspector before hiring them. You’ll want to feel confident in their experience.
Consider these questions when shopping around for inspectors:

• What education do you / your inspectors have, and how long have you carried out inspections?
• Are you focused on residential or commercial properties?
• What does the inspection include?

What will it cost?

The inspection fee for a typical home varies depending upon the size and age of the property. The cost starts from 400€ + IVA for a property up to 100 sqm.

Can I do it myself?

Most buyers find it very difficult to remain completely objective and unemotional about the house they really want, and this may affect their judgment. Apart from that, the average buyer does not have sufficient knowledge to undertake the technical aspects of the inspection. For the most accurate picture, it is best to obtain an impartial third-party opinion by an expert in the field of property inspection.

Can a house fail inspection?

A professional property inspection is an examination of the current condition of your prospective home. It is not an appraisal, which determines market value, or a municipal inspection, which verifies local code compliance. A Property Inspector, therefore, will not pass or fail a house, but rather describe its physical condition and point out areas of concern.

Can/must I participate in the inspection?

You are most welcome to join us at the property and attend the inspection, but you are in no way obligated. We simply need someone to unlock the doors and answer some questions. This is usually done by the realtor or the owner.
